PathScore by Onward Land Solutions
PathScore First Look is a complimentary preliminary review of a proposed corridor or endpoints. We organize available mapping, parcel and appraisal information, recorded-document index leads, and crossing or access questions into a practical starting picture. You receive a route overview, key questions for follow-up, and the agreed map and GIS files.
Complimentary First Look
Scope and available sources are confirmed first. An NDA is available before sensitive project materials are shared. Timing depends on the agreed scope and source availability.
Source notes identify mapping, parcel/appraisal records and recorded-document indexes, with their source dates or retrieval dates and known gaps. Appraisal names are starting references; document indexes are leads, not reviewed instruments. Availability, access charges and permitted use differ by location.
Preliminary screening is not completed title research, verified ownership, an engineered alignment, or permission to enter or build.
Full PathScore
Full PathScore develops and refines three practical corridor alternatives against your project's land, crossing, engineering, cost, and schedule requirements. We explain the tradeoffs, recommend the best-supported option, and prepare the title and execution work needed for the next phase.
Experienced land professionals lead the engagement, supported by Onward's internal technology. Scope, sources and comparison criteria are agreed with your team.
Develop, review, refine
Route A refines the First Look starting corridor. Route B explores an outside alternative on one side. Route C explores an outside alternative on the other side. All three use agreed endpoints and constraints.
Synthetic schematic, not a map, engineered alignment or client project. Route positions are illustrative only.
Review can change all three routes, not merely grade three fixed lines. We consider practical property and field-edge routing, ownership continuity where supported, sensible crossing approaches, access and workspace, and engineering limits. Parcel geometry alone does not establish legal boundaries or ownership.
Where fewer than three viable alternatives can be supported, the scope explains the limitation.
Comparison and recommendation
Higher means a stronger fit to the agreed comparison criteria. The reasons, assumptions, and open questions remain visible.

More unresolved constraints
Real project scores require a documented, agreed scoring basis and authorized execution and review. Evidence coverage and unresolved blockers are reported separately from attractiveness scores. Missing data is not favorable, and a high score does not override a hard constraint.
Onward explains a professional recommendation for the client's decision, not a guarantee or autonomous final decision.
Full engagement
Three refined alternatives where feasible, comparative scorecards and reasons, route/crossing issues, and agreed maps and GIS files, including Esri-compatible delivery where scoped.
For the selected route and agreed search scope, title professionals research ownership and recorded rights, obtain and review supporting documents, assemble tract/title packages, and identify unresolved matters and curative needs.
A sequenced timeline, dependencies, tract priorities, staffing approach, survey-access and ROW-acquisition strategy, communication responsibilities, and budget assumptions for the next phase.
Selected-route title work follows route selection and the agreed search scope. Relevant parties can be identified in professional tract/title packages; these are not unrestricted automated contact exports. The execution plan defines the next phase, not authorization to perform it.
What you supply
Bring a route or KMZ, or endpoints, the general location and the decision you need to make. Confidential files can follow after confidentiality and the file-exchange method are agreed.
Deeper intake follows agreed scope: tie-ins; must-pass and must-avoid areas; corridor and work widths; engineering limits; installed versus material costs; crossing allowances; existing rights and studies; milestone dates; priorities; and approved sources.
The evaluated route and title files can carry forward into tract assignments, project-manager accountability, GIS tracking, negotiations, field-access coordination and closeout. Onward can mobilize for the authorized next phase, with staffing sized to the workload, geography and required experience.
Dedicated project contact channels, documented follow-up and advance field notices are configurable engagement services. Notices confirm existing permission; they do not grant it. Mobilization requires a separate authorized work order and the necessary permissions.
Onward coordinates survey support. Licensed survey, engineering, environmental and legal work stays with the relevant professionals.
PathScore First Look is complimentary within the scope and available sources confirmed first. For full PathScore: scope and fee agreed to the project. Source access, document allowances and specialized work are addressed in the engagement.
The engagement defines the tract scope, search period, effective date, document allowances, curative support and any specialized professional work. There is no universal 40-year search requirement or promise that every unresolved matter will be cured. Software supports the title professionals; it does not complete title on its own.
Scoped professional title and tract deliverables may identify relevant parties and recorded interests. This is distinct from an unrestricted automated landowner or contact-data export, which is not offered.
No. Execution requires its own authorized work order and the necessary permissions. The planning package does not authorize field access, negotiations, acquisition or construction. Budget and schedule are a plan with dependencies, not guaranteed outcomes.
Onward provides land services and project management supported by internal technology, not a self-service software subscription. Licensed survey, engineering, environmental and legal work remains with the relevant professionals. Route and title findings do not establish permitting approval, utility capacity or construction readiness.
